A little secret about Twitter: “NO ONE CARES WHAT YOU ARE DOING”

I was reading a question in Toplinked about a week ago regarding Twitter. I believe the actual question was ” “Raise your hand if you don’t really get all the hoopblah about Twitter”. I think I was the 100th person to comment on twitter (The first 90 or so evidently didnt get Twitter either).  Of course, after I commented I checked the little box to notify me of future comments on the blog.  Over the last week I have been absolutely amazed at the number of comments that say things like this guy “I don’t get it either. I think it may work for some business’ better than others.  I get followers that I have no idea why they would want to follow a local sign shop. I don’t even tweet that much. ”

It seems that most people that I talk to have this misconception that Twitter is only about letting your “friends” know what you are doing.  ITS NOT! I will be the first to tell you that I know that none of the 300 or so followers I have on Twitter care about what I am doing at this very moment, I dont blame them because I dont really care what they are doing right now either.

There are 6 huge benefits of Twitter for a business:

1)     Information sharing: Twitter has proven to be a phenominal way to get information out to the masses.  You probably first noticed Twitter during the elections in Iran. Remember; the Governement shut down everything they possibly could to hide the rebellion that was occuring in Iran but they couldnt stop Twitter!   Studies I have seen indicate that most of the sucessful Tweeters share links.  And thats another power of Twitter…..

2)     Links. Links allow you to drive followers to your website, blog, FB page etc… easily.

3)    Search: A third power of Twitter is Search.  If “Green” was the word of the year for 2009, “Search” could be the word for 2010.  There is a silent war going on right now in regards to search.  For as long as I have been using the internet, Google has always been where I go to “Search”,now there is Twitter Search and FB Search, the Search possibilities go on and on. Google and Bing even index Tweets now for easier “Real Time Search”.

4)    Acquisition and connection: A fourth  power of Twitter is the opportunity to identify  customers and get this…..connect with those customers on a deeper level. Dell gets it, BestBuy gets it, these are 2 companies that actually have a staff of people that do nothing but Tweet about their products and services and build stronger relationships with their customers.  I have not been much of a BestBuy fan in the past, (they didnt do anything wrong) but since I have been following them on Twitter, I have a whole new experience with them.  I say “them” because BestBuy doesnt seem like an “it” anymore, and its because of Twitter.

5) Apps. If “There is an App For That” on the iphone you can bet there will be one for Twitter.  Developers are working overtime to design programs like TweetBeep, FutureTweets, Hootsuite, Seesmic etc…  all for the millions of Tweet-aholics.

6) Service.  If you are one that expects great service, (like I do,) get ready for an increase in great customer service.  I mean disgustingly great service. Not only in restaurants but at large corporations and mom & pop stores too. Programs like Tweetbeep that allow you to monitor keywords will also allow business’ to be able to respond immediately to customer complaints.  Soon you will be able to Tweet about a poor experience and get an immediate response from the headquarters of that particular company (that scares the heck out of that 15 year old hostess at your favorite restaurant and it will show when she tells you 15 times “your table is almost ready”.

Look for companies to include the consumer in the experience in the future as well.  Tweet contests are surely coming where companies large and small will encourage tweeters to tweet about a great experience…..they may even reward us for it with 10% off our next purchase! Hooray!!

Companies like Dell and BestBuy are making money with Twitter, and its not a little either. I read a fantastic article today about Dell’s success called “Want to Make Money on Twitter? Take a Look at How Dell Does It”

I feel confident enough about Twitter to say that those companies that dont embrace Twitter and all its possibilities will run the risk of being the next BlockBuster Video. Because their competitors will embrace it. Netflix took Blockbuster’s lunch money and their is very little they have been able to do about it.  Now Blockbuster is saddled with debt and trying to catch up.  Here is a free tip……Dont be the next BlockBuster.

At this point you may be saying, “well I’m not a company, Im a Realtor or Loan Officer.”  Well last I looked, you were independent contractors.  Smart Realtors and Loan Officers will look at their occupation as a business and run it as such.  People still do business with those that they like and trust, Twitter can be a fantastic resource to help you reach that end. @MyTitleGuy


Do All People Suck?

In my line of work I am asked from time to time for referrals to vendors (painters, roofers, lenders, landscapers, you name it….I’ve been asked)  It doesnt happen often but when it does, I make sure that I refer someone that will get the job done.  A few weeks ago, a good client of mine asked for a referral to a vendor as he was making some changes in his business for 2010.  I referred him 2 diferent people that I felt could help him.  I found out yesterday that while they promised the world, (who doesnt right) they didnt deliver.  Later in the day as my client and I traded text messages about the referrals, (mine were appologizing for his experience, his were asking if all people suck?”.)  It got me thinking…..Do All People Suck?  I pride myself on giving a superior level of service; its because of the service that I strive to provide that its especially noticeable when someone else drops the ball….it hurts.  Do all people Suck?

Its unfortunate but I expect someone to let me down or not follow through until they prove me different.  Isnt that Sad?  I actually expect someone to FAIL!  To my surprise, my client felt the same way,…… he had also been let down countless times and was just looking for someone that would just follow through as expected.  In the Real Estate industry we see all kinds of designations on business cards….ABR, CRS, GRI, EPRO, CDPE the list goes on and on.  Do any of these designations guarantee a level of service? That you will do as you say? Nope.  Doesnt it make sense to have a service designation in a service industry like Real Estate?

I have an idea,…how about a new designation the “I Dont Suck”.  The “I Dont Suck” designation would let everyone know that you are the creme of the crop in what you do. That you have the stamp of approval from others that have worked with you. That you can be counted on to do as you say. Sounds like basic requirements to be in business, sadly its not.

What should the basic requirements be?  90 hours of class instruction? A proven record of delivering on past committments?  Letters of recommendation from past clients?  A high score from a secret shopper? Written Test? You must have a relentless approach to your clients needs and care.

The number 1 complaint in the real estate industry (Realtors, Escrow, Title, Lending) is lack of communication.  In a service occupation like real estate many fail to provide the most basic service….Communication.

So being the marketing guy that I am I thought, I should form a new marketing campaign…..

We are 6 days into the New Year, many have made their New Years resolutions and most have already given up.  Because its customary to make changes every year, maybe now is the time to explore a change in Title Company? Specifically a title rep that believes in the concept of “I Dont Suck!”

Thats it……..I am hereby announcing that “I Dont Suck!”

What this means to you….

I will routinely underpromise and over deliver

I will check in routinely with updates (even if there is nothing to report)

I will promise something in 1 hour, knowing I can deliver within 10 minutes

I will ask for feedback…How can I get better?

I will Guarantee a pleasant experience.

and most importantly, I will Guarantee to Do As I Say.

Thats it. Who wants to stand up and say “I dont Suck!” with me?

Google does it again! “Latest Search Results” is a GameChanger.

Google does it again! “Latest Search Results” is a GameChanger.

Did you catch what happened yesterday with our dear friend Google? Yesterday while most of us mere mortals were sleeping, Google introduced their new “latest search results”. A few months ago I sent you a blog post called Soooo you dont use Twitter? Awesome! Atleast for your competion where I outlined some of the fantastic features about Twitter.  It was anounced shortly before I wrote the post that search engines such as Google and Bing were going to start indexing Tweets making them searchable. Taking a que from Twitter Search (I think) Google has added its latest results search. The search below is for Copenhagen where the climate summit is occuring.

Hidden within the search results you will note “Latest Results for Copenhagen”, with a small box.  That little box is the new addition to Google.  Those small messages with @ infront of them are Tweets, and those gorgeous tweets are streaming live in real time into the search.  What does this mean for you?  It means that while there are literally thousands of searches for the $8000 tax credit every hour, if you use Twitter and reference the $8000 tax credit in your Tweet, your Tweet will be shown instantly in that box, if you equip your tweet with a Bit.ly or TinyURL you can effectively drive the person looking for information obout the tax credit anywhere you want to, your website, blog where ever.  If any of this sounds confusing and you are in the Phoenix Metro area, email me for a one-on-one appt and I will demonstrate how twitter can help you drive traffic to your website and/or blog.  Happy Tweets! @MyTitleGuy,

Have you built a Facebook Fanpage for your market yet?

Social media this, social media that, everyone is talking about Social Media!  Google announced last week that “Twitter” is the fastest growing search for 2009, what does that mean? It means social media is here to stay.  Since its here to stay, you would be better served to embrace it than resist it.

One of the things that I have noticed recently is that while most realtors I meet with have a Facebook page, most of them dont have a facebook fan page for their business.  A FanPage on Facebook is a public website that is used to promote a brand.  By “public” I mean that it is searchable and indexed by search engines, Google, Bing, Yahoo etc..  While a “Normal” FB page is locked behind a username and password, a fanpage opens right up for the world to see.  A fan page allows you to communicate directly with your fans,  those that are interested in your brand and/or product.  For most of you that brand will be your business, but it doesnt have to be.  Fanpages allow you to “send updates to your fans” which is a great way to build up a database of interested users. Updates might include information about the $8000 tax credit or the new $6500 tax credit, the possiblilites are actually endless.  Those interested users can be your past clients, present clients you name it, you can have a fan page for it. Now, you may be thinking, I dont want my business clients to have access to my personal Facebook Page.  That’s one of the great things about a Fanpage, its dedicated to business so you dont necessarily have to be concerned about your “friends” posting those pictures of last weekend.

Other examples of fanpages I own are below. Bet you cant guess what they are dedicated to.



As you can see, fanpages are incredibly versatile, like I said, you can have a fanpage for anything and everything. (You’re really thinking now huh)

If I was  Realtor (which Im not) I would be spending the next few hours building dedicated fanpages for the areas I market to.  I would have a fanpage for the specific cities or even subdivisions I market to as well.  Fanpages can be your best friend in this respect.  Can you imagine how incredibly awesome it would be to have a fanpage set up for each subdivision you market to?  Do you think the residents of that subdivision would be interested in it….Absolutely they would.  How awesome would it be to have every resident of the subdivisions you market to on your fanpage?  You could send them updates on the local real estate market or you could send them updates about listings in their communities. You could even send them updates on……….YOU! Fanpages allow others to post to it as well, so those same residents could post information about a garage sale they are having or a lost dog.  The key to a successful fanpage is diologue.

Examples of real estate fanpages in the Phoenix metro area might be: Facebook.com/ValVistaLakes, Facebook.com/ScottsdaleRanch, Facebook.com/LasSendas (You get the point).

Now, a Fanpage is a lot like real estate, once its gone, its gone. Locking up your fanpage name is extremely critical as you obviously dont want your competitor to have it.  At this point there is good news and bad news.  The good news is, as you can see a fanpage could be an intregal part of your marketing strategy.  The bad news is: I have been helping my clients set up fanpages for a while now, the page you want may already be taken.

Now the USP (unique selling proposition)…..  (Why You Should Work With Me). Some Realtors do business with this title company or that title company because they “give good service” or they are “close to your office”, the above is just one example of how to build your business, I have many others.  Call or email me to set an appointment to go over how I can help you because in my opinion, ‘Giving good service” is the bare minimum to be in business these days, your vendors should be helping you build your business not running with the ball after you did the work.

Security Title’s Foreclosure Avoidace Information Packet

Lets face it Short Sales are here to stay! Atleast for another 7 years or so.  So, what is a title company to do? Well if you work for one of the most progressive and forward thinking title companies as I do, you get involved and provide value to the sellers and the Realtors.  It is with this in mind that Security Title Agency has introduced our new Short Sale Origination Service.  While that may be enough to “do our part” to help our clients, we have gone one step further with the introduction of our Foreclosure Avoidance Information Packet.

Sooooo, you dont you Twitter, Awesome! Atleast it is for your competition.

So you dont use twitter, awesome!  Atleast it is for your competition.  You see, 2 little companies called BING and GOOGLE announced today that Tweets (Those are the messages that are written in 140 characters or less for the twitter impaired) will now be indexed and listed in their search results. What does that mean to you?  Oh, Nothing unless you want to let the whole world know that you just listed a 4 bedroom, 3 bath, home with 3491 Square Feet in Germann Country Estates in Chandler, Arizona 85286.  Why did I write it like that?  Because ALL of those words could soon be searchable on BING and GOOGLE from your competitions Tweets.  If you are not using social media, you are at a severe disadvantage.

I know some of you may be threatened by this new world of social media. The way I see it is you have 2 choices:

1) You can be upset and moan like many people did when we switched to FLEX MLS
2) You can embrace change, and realize that this medium (social media) is not a fad and is here to stay.

Yesterday I had the pleasure to hear Gary Vaynerchuk speak at the Mesa Hilton. Who is Gary Vaynerchuk you ask?  Gary is a 32 year old wine lover that runs his parents wine shop in New Jersey.  Gary recently released his first book “Crush It, Why Now Is The Time To Cash In On Your Passion” What’s special about Gary and why am I including his story in my blog?  Gary Vaynerchuk made a name for himself when he catapulted his family’s modest New Jersey-based wine business to become nationally recognized – and significantly more profitable, from $5 Million in annual sales to over $60 Million in sales using social media, specifically, Facebook, Twitter and YouTube.


I highly recommend you go and see Gary speak if given the opportunity, I have one word of caution though, Gary loves the “F Bomb”, there are times that he will use it like “and”, and “the”, but thats how some speak back East,.  OK, back to Gary.  This guy was awesome!  Awesome because he embodies everything that this country is about. Gary emigrated from the former Soviet Union as a child with his parents, and thanks to his passion, he is now living the American dream.  Gary has made appearances on Ellen, The Today Show, Nightline, Jimmy Fallon , to name a few. Gary launched “The Wine Library” in which he essentially drinks wine in front of a camera in his house for 30 minutes each day and describes it to his audience.  Here are some notes from Gary’s talk last night.


Gary said that the future of business is the internet, specifically social media. The beauty of Social Media is that we no longer need anyones permission to write or post anything.  There are no more GateKeepers.  Social Media sites like FB and Twitter have leveled the playing field between large multimillion dollar companies and small mom and pop companies.  The future of business is word of mouth. Why is word of mouth so important?  We Listen to our friends and we Buy.  The future of marketing and advertising is changing, and the huge corporations are threatened by it.  Advertising represents 12% of the sales here in the US, word of mouth, (referrals) represent 88%!


Gary offered proof:  The 2009 Movie “Bruno” starring Sacha Baron Cohen.  Gary said that “Bruno” opened on a Wednesday with almost $42 Million in sales, studio executives were incredibly excited about the opening, But “Bruno”, broke records for another reason, “Bruno” represents the steepest decline in movie history, Why?  Because those that attended the opening of “Bruno” Tweeted and Shared on Facebook, what they thought of the movie, I can only imagine they said “This Movie Sucks!”  Audiences subsequently stayed away. You must learn how to use social media as its the way the world will be communicating.


Gary loves Twitter, which is funny because most people I talk to just dont get it. Gary said that the power of twitter is not what your friends are doing, he really doesnt care about that, the power of Twitter is Twitter Search.  If you want an unbiased review of a product or service from someone that has used the product or service you can use Twitter search. We no longer rely on Actors on TV or Radio to try and convince us to use their product. Twitter is a word of mouth tool. The game has changed, you must adjust to it.  Eyeballs are moving, you need to be in front of them.  There is an enormous amount of commerce that is happening with Twitter.

Why is social media so important to your business? There are no gate keeperss anymore, the mainstream media no longer has control over every thought.  The media is being fragmented.


The way I see it, The biggest problem with social media is that we are used to immediate gratification, If I wanted to punish my kids I could say “you have been so good that I am taking you to Peter Piper Pizza next week”, they dont want it next week, they want it now!  Same thing with using social media, You must be patient, multi million dollar businesses are not built in 8 weeks.  There is never a bad time to build a business.  Infact, a recession is the best time to start a business.



Remember this: You dont have time for Social Media?? Caring and interacting customers is your job.  If you dont have time, you are in the wrong business!


Do you love selling homes?  Tell the world what you know, dont hold on to content. You must put the info out to attract people to you. Content is the important part.
